The opening page, 'Understanding Your Report' contains an explanation of the terminology used throughout the report for catagorizing and describing items. This key will help you easily understand and interpret your report. You will also find a glossary of building terms at the back of the report.
KEY FOR TERMS USED IN THE REPORT
- Serviceable: Items that are functioning at the time of the inspection, taking into account wear and tear due to normal use and age.
- Recommend repair: denotes a system or component which is missing or which needs corrective action to ensure proper and reliable function.
- Monitor/Investigate: denotes a system or component needing further monitoring and/or investigation by a qualified, licensed specialist in order to determine when or if repairs are necessary.
- Maintenance: needs routine attention now and/or in the future.
- Hidden, not inspected: Items which are not visually or readily accessible during the inspection.
- Not applicable: Items that are not present in subject property or client does not want inspected.
- Safety Issue: denotes a condition that is unsafe and in need of prompt attention.
- Note: general information about aspects of the house discovered during the inspection.
- Tip: suggestions for upgrades to get the most out of a system or component.
